- Enquiries – Raising enquiries with the solicitors / conveyancers for the seller in line with your specific requirements and risk appetite (taking into account Protocol, Lender’s Handbook and CQS),
- TR1 & TR2 – drafting transfers and amending transfers as appropriate,
- TA13 – drafting and providing the TA13 and sending along with enquiries.
Mortgage Reports
- Reporting to the client on the mortgage offer,
- Highlighting special conditions to you and your clients,
- Highlighting any valuation comments,
- Raising enquiries arising from the same.
Search Reports
- Search ordering if required,
- Compiling reports based on searches (local, drainage, environment, mining and other relevant searches),
- Highlighting issues and raising enquiries based upon the search results.
Post completion
Sale
- Checking for discharge after redemption of the mortgage,
- Chasing lenders via calls/ emails / portals for removal / discharge at HMLR,
- Checking final balances and;
- Closing files following your processes,
- Dealing with archiving where appropriate.
Purchase
- Dealing with SDLT and LTT, with HMRC / Welsh Land Tax after completion,
- Completing post completion formalities.
- Issuing notices to landlords and management companies and any Deeds / Covenants required,
- Deed Returns: Submitting registration application with HMLR either through integration or portal and returning updated registers to you / the clients,
- Dealing with requisitions as required for the above,
- Closing files,
- Balances and archiving.
Sales Contract Pack
- Drafting contract pack and obtaining official copies and documents from HMLR / Protocol documents and associated evidence and sending it to the buyer’s solicitors/conveyancers,
- Sending contracts / transfers to client(s) for execution,
- Updating estate agents as required.
Remortgage Files
- Checking title for any adverse entries as lender requirement,
- Reporting to clients as required in relation to the transaction and mortgage offer,
- Ordering redemption statements of mortgage to be discharged,
- Arranging and completing re-mortgage and all post completion formalities.
Admin Tasks
- Taking instruction from the estate agents / referrers for new clients,
- Opening new files for transactions,
- Dealing with all onboarding, ID, EDD, SOF, SOW,
- Sending out and obtaining Protocol forms and associated documents,
- Contacting agents, solicitors,
- Ordering searches,
- Ordering LPE1/2,
- Providing updates to all parties as required,
- Balancing finances,
- Closing and archiving.
