The Title Check service is designed to encompass an in-depth analysis of the property’s title, ensuring that the title expected is as it should be (freehold, leasehold, term, seller etc) all the rights, covenants, and benefits associated with it are clearly and simply conveyed. The team, meticulously reviews all relevant documents and records to compile a detailed Title Report that outlines the essential aspects of the property’s legal status.
The Title Report covers the type and extent of the property, the rights, restrictions and obligations tied to the property, shedding light on any restrictions or encumbrances that may impact the decision to proceed with the transaction. After the careful review of the documents, specific enquiries are raised with the seller’s solicitors to verify the accuracy and completeness of the title information as well as any changes that may have affected on the property. Crucial legal documents like TR1 transfers are also accurately drafted, which is a pivotal step in the conveyancing process that ensures the lawful transfer of ownership.
Also included in the Title Check process is the preparation of TA13, a completion undertaking document that serves as a binding commitment to finalise the property transaction as agreed.
